El Callejón by NUGA: a gastronomic tour

The project, with a renovated classic style, was designed by Broadway Malyan and Proyecto Singular, who were inspired by the rich history of the neighbourhood, known as the Corea building, in Costa Fleming - a place where the American Marines from the Torrejón base lived during the 1960s and where English was spoken. • PIMCO Prime Real Estate will invest 40 million euros to convert several adjacent assets located in the heart of the Nueva España neighbourhood - Paseo de la Castellana 200-208, Félix Boix 4-8, Doctor Fleming 39-41 and Carlos Maurras 7 - with the aim of integrating them and creating a new space.
• With a total area of 66,000 m2, NUGA Castellana will consist of 21,000 m2 of offices, 27 rental homes, as well as 4,620 m2 of restaurants and 6,600 m2 of retail, leisure and wellness spaces.
• Among the operators that will be part of NUGA Castellana will be MediaMarkt, the offices of Sony, Spaces, CBRE and the Michelin-starred restaurant, Ugo Chan.
Madrid, September 19, 2024. PIMCO Prime Real Estate, one of the world's leading real estate investors and manager of the Allianz Group's real estate portfolio of more than $84 billion, will invest €40 million in the creation of a new mixed-use real estate model. The company, which manages the asset, will unify the commercial, residential and office areas in a single location in the Nueva España neighborhood. This project will be called 'NUGA Castellana' and is scheduled to be completed in the fall of 2025.
PIMCO Prime Real Estate has a long track record in Europe in converting buildings into high-end assets and regenerating urban spaces that attract prime clients and create long-term value for investors, tenants and local communities. Examples include the transformation of 7 Avenue George V in Paris, Santa Sofia in Milan and Droogbak in Amsterdam.
Between 2019 and 2022, PIMCO Prime Real Estate assembled the assets that make up NUGA Castellana through various acquisitions on behalf of its clients. It will now oversee the creation and management of NUGA Castellana.
The 66,000 m2 of NUGA Castellana will offer 21,000 m2 of offices, 271 rental homes, along with 4,620 m2 of restaurants and 6,600 m2 of retail, leisure and wellness. In addition, office tenants will have access to more than 1,600 m2 of outdoor terraces with green areas.
Pan-European real estate investment and development group Eurofund Group has been hired to lead the transformation of the retail and restaurant areas, as well as the 'NUGA Castellana' concept. The heart of the project, 'El Callejón by NUGA', will offer a wide range of gastronomic offerings with outdoor terraces, a wellness space and retail spaces. MediaMarkt, already present at the asset, has signed long-term leases with NUGA Castellana. The offices of Sony, Spaces and CBRE are already part of the project, while the Michelin-starred Ugo Chan restaurant will be one of the dining options.
In terms of digitalisation and sustainability, the properties that will make up NUGA Castellana have already integrated PIMCO Prime Real Estate's smart retrofit platform, which optimises energy use and tenant well-being. In addition, they currently meet some of the highest technical and sustainability standards - including LEED Platinum and SmartScore Platinum certification in Castellana 200-208 - and the retrofit will use the existing infrastructure to maintain these distinctions.

An apple to live, work and enjoy
NUGA Castellana will be a block for “living, working and enjoying”. The aim is to unify each of the spaces managed by PIMCO Prime Real Estate – Paseo de la Castellana 200-208, Felix Boix 4-8, Doctor Fleming 39-41 and Carlos Maurrás 7 (five of the 14 residential units that make up the asset, together with the commercial spaces) – within a single block, which will combine avant-garde design and the most advanced technology.
The new concept will include 'El Callejón by NUGA', a restaurant area that will offer varied gastronomic experiences with an open kitchen all day long; large spaces that will house the office and coworking area; the residential apartments with a renovated design; and the wellness and commercial services area. Another key feature of the project is the creation of four entrances, with a main entrance that has a large main hall from Paseo de la Castellana 200-202, and three other entrances from each of the streets surrounding the block: Doctor Fleming, Félix Boix and Carlos Maurrás.
The restaurant area, 'El Callejón by NUGA', will be the core and one of the key elements of this new concept, acting as a link between the different areas and enhancing the synergies between them. It will have 4,620 m2 divided into two spaces to create a dynamic gastronomic experience: an interior plaza crowned by a large skylight with restaurants, cafes and healthy options; and an open outdoor space that will house a market-style co-kitchen for a more informal, takeaway experience.
Of the 21,000 m2 of NUGA Castellana's office space, 5,000 m2 will be coworking areas. This way, companies will be able to offer their employees a welcoming environment designed to foster inspiration and connection.
Biophilic design – a concept that has been shown to improve the connection between users and nature – incorporates different natural elements with the aim of improving people's health and wellbeing. In addition to all the areas of NUGA Castellana, the offices will have a connection space between companies, with areas for training, directed activities, as well as workshops and talks to improve their wellbeing.
Finally, the project includes the renovation of 29,000 m2 for residential use and includes 60 of the 271 apartments for corporate use.
